Sales Contract Contingency Release Form

General Information:

Buyer's release or removal of a contingency from the purchase contract thus releasing seller of liability or claims.  Some contingencies, such as inspections and disclosures are required. A contingency release is prudent if buyer decides to proceed with purchase while foregoing or accepting an unsatisfactory inspection, report or disclosure.  An example of this would be an unsatisfactory roof inspection. There is also the possibility that an unsatisfactory report is expected by both parties as in the case of property understood to be in need of renovation or improvement.  In any event, seller should receive a signed release for the contingency before proceeding.
