Real estate forms - Residential Lease Agreement With Option to Purchase
Mirrors rental / lease agreement with additional provisions and stipulations concerning the subsequent right to purchase the property and/or dwelling being leased.   

Option To Purchase Agreement
An Option To Purchase Agreement is a contract by which the buyer pays for the right to purchase the property at a predetermined price within a specified period of time.  

Offer and Acceptance Agreement
Also known as an Offer to Purchase, Offer to Buy, Earnest Money or Binder Agreement.  The signing of the agreement is accompanied by a down payment or "Earnest Money", thus the term Earnest Money Agreement.

Land Contract / Contract For Deed
Also referred to as a Contract for Deed or Installment Land Contract.   An installment agreement in which the purchase price is paid off over a period of time. 

Sales and Purchase Agreement
Also referred to as a "contract for purchase", "agreement to sell", "sales agreement" or "purchase agreement" contract, represents the finalized terms and conditions upon which the transfer will take place.  Unlike an Offer And Acceptance Agreement, a Sales And Purchase Agreement contains more specific terms and disclosures.

Lease Violation Notice Form
Notice to Tenant providing specific covenants or conditions that are being violated.  Requires Tenant to cure said defaults within specified time and notifies Tenant of Landlord's intention to take additional action if default remains uncured.  Next step is usually a Demand For Compliance or Possession.  more info...

Notice To Pay Rent Or Quit
Notice to Tenant that rent has to be paid or Landlord will institute proceedings to retake premises.  Lists amount due, time period for which rent is delinquent and number of days before Landlord will start legal action to retake.  This notice is sometimes used instead of a Lease Violation simply because it is rent specific.  Our Demand For Compliance or Possession would be used to follow up if any violation is not cured and it becomes necessary to take further action.  The Demand For Compliance or Possession is set up to accommodate the previous use of a Lease Violation Notice or Pay Rent or Quit Notice.   more info...

Demand For Compliance or Possession
Legal form, with proof of service included, used to a) document additional notification of and failure to cure a default, violation of lease terms or covenants, which entitles the Landlord to re-take possession of the leased premises, and b) notifies tenant of Landlord's intention to exercise that right if the default is not cured by the specified date.  To be effective, this is used after a Lease Violation Notice or Notice to Pay Rent or Quit.  Serving a Demand For Compliance or Possession prior to a Lease Violation Notice or Pay Rent or Quit Notice and the elapse of the time period specified therein may render the demand ineffective.  It is important to understand that a tenant must be notified of a violation and provided a specified period of time to cure or rectify the violation.  After failure to cure the default (violation) within the specified time period, the Landlord may then notify the tenant of his/her intention to re-take or repossess the leased premises if the default remains uncured (the violation is not resolved) within an additional time period (i.e., Demand For Compliance or Possession).  Proper service of this notice essentially starts the clock on re-taking the leased premises.   more info...

Lease Termination / Vacate Notice
Notice to tenant that landlord is terminating lease agreement and tenant must vacate premises on specified date.  Also referred to as a vacate notice.  Rent has to be paid and tenant is responsible for all covenants / responsibilities of lease until possession is returned to landlord.   more info...
